In the traditional forms of general contracting, the client is locked into a price for a fixed design with little flexibility or direct control over the project. Through Construction Management (CM), Ricon provide a professional construction service where the client pays a fee for highly qualified advice and management on all phases of the design, procurement and construction. This maximizes the client's input and control over the project due to direct and constant contact with trade contractors. It also ensures that all members of the project team work in a highly motivated, focused manner.
As CM promotes the use of separate trade contractors for various specialist sections of the work, it can allow a substantial overlap between design, bidding and construction, providing a reduction in the overall programme. Alternatively earlier construction start results in longer design and planning periods and optional construction periods, which result in closer control of cost of quality. Throughout the project Ricon provides effective managerial control an absolute must for complex projects.
Unlike main contracting, the specialist trade contractors are selected be competitive tendering and placed in direct contract with the client, giving the client a greater level of involvement and control of the whole process. In this way, it retains the element of real financial competition at the level where it matters most, in between specialist trade contractors.
